Ainslie median crosses $1.4m as inner-north listings tighten

Five auctions, five sales above reserve, and a clearance rate that hasn't been this firm since 2022.

Ainslie's median house price has crossed $1.4 million for the first time since the 2022 peak, according to Allhomes data covering the last 90 days.

Agents working the inner north report listing volumes are running about 11 per cent below the five-year average, which is keeping competition firm at the lower end of the market.

Buyers under $1.1m are increasingly looking at Watson and Downer, where 1960s ex-govvies are still trading below the inner-north premium.
